Most Clients prefer to receive Planning Consent before instructing the Building Regulation package but some do go ahead at risk. Much depends upon the nature of the development, the speed at which the Client wants to proceed and the level of risk they are comfortable with. We can discuss the pros and cons with you.
In preparing the detailed building regulations and construction drawings the input of other specialists are likely to be required. Typically, on small domestic projects additonal specialist input is limited to a Structural Engineer who will provide technical details and calculations.
We find that, in most cases, the level of detail on our Building Regulation Submissions is sufficient to enable contractors tendering for the work to provide a fixed price, which gives our Clients costs surety.
