When the brief is finalised we'll produce a design for your approval. The design drawings can be 2D line drawings or supplemented by 3D models. Many Clients prefer the 3D service as it allows them to look at the proposal inside and out. For more complicated and challenging schemes, the 3D service assists Planners, Neighbours and other interested parties to better understand the proposal.
Once you are happy with the design we'll finalise the Planning Application drawings and collate the supporting Application documents. Those documents could include a report by a Structural Engineer or Planning Consultant, for example.
If your development falls under 'Permitted Development' (ie. it doesn't require Planning Permission) we can talk about whether you'd like us to apply for a Certificate of Lawful Development. Many Clients do this as it gives them legal certainty. Drawings similar to those used for a Planning Application are needed.
Certificates of Lawful Development usually take 6 weeks whilst Planning Applications can take between 8 weeks for minor applications (most domestic extensions and reconfiguration work) and 13 weeks for a major or more complicated application.
